Puravankara: Enters Delhi-NCR with ₹5,200 Crore GDV Land Deal

Puravankara Limited has announced its entry into the Delhi-NCR real estate market by acquiring a 13.44-acre land parcel in Greater Noida. The land has an estimated Gross Development Value (GDV) of ₹5,200 crore and represents the company’s largest land transaction in FY27 to date. This strategic expansion aims to tap into the high-growth residential market beyond Southern and Western India.

Puravankara Expands into Delhi-NCR Market

Puravankara Limited, a prominent Indian real estate developer, has officially entered the dynamic Delhi-NCR real estate market. This strategic move was facilitated through the acquisition of a 13.44-acre land parcel located in Greater Noida, via its wholly-owned subsidiary, Prudential Housing and Infrastructure Development Limited. The newly acquired land holds a potential saleable area of approximately 4.57 million sq. ft. and is estimated to generate a Gross Development Value (GDV) of around ₹5,200 crore.

Strategic Growth and Market Opportunity

This expansion into Delhi-NCR marks a significant milestone in Puravankara’s strategy to broaden its reach into high-growth residential markets across India, complementing its existing presence in Southern and Western regions. The company highlighted the region’s robust infrastructure, economic momentum, and sustained long-term demand as key factors for this expansion.

Project Location and Infrastructure Advantages

The land parcel is situated in Greater Noida, an area planned as an integrated industrial and urban ecosystem. Its strategic location benefits from proximity to key regional infrastructure, including the Yamuna Expressway. The anticipated development of the Noida International Airport at Jewar is also expected to enhance connectivity and stimulate economic and employment growth in the area.

Future Outlook and Development Pipeline

This acquisition is Puravankara’s first in the Delhi-NCR region and represents its largest land transaction in FY27 to date. Following this development, the company’s total business development across Delhi-NCR, Mumbai, and Bengaluru for FY27 now spans approximately 10.74 million sq. ft. of saleable area, with an estimated GDV of ₹14,100 crore. Puravankara continues to explore various acquisition strategies, including outright purchases and joint development agreements, to strengthen its pipeline and expand into new geographies.

This strategic entry into Delhi-NCR follows closely on the heels of Puravankara’s successful ₹2,600 crore redevelopment project in Goregaon West, Mumbai, underscoring the company’s ongoing momentum in expanding its development portfolio across key Indian markets.
