Puravankara: Enters JDA for Bengaluru Land Parcel with ₹1,100 Crore GDV

Puravankara Limited has signed a Joint Development Agreement (JDA) for a 7.83-acre land parcel in South-East Bengaluru. The project is estimated to have a Gross Development Value (GDV) of ₹1,100 crore and a saleable area of approximately 0.89 msft. This marks the company’s fifth land acquisition in Bengaluru for FY27, aligning with its strategy of disciplined structuring and a capital-light approach in markets with consistent end-user demand.

New Land Acquisition in Bengaluru

Puravankara Limited announced its entry into a Joint Development Agreement (JDA) for a substantial 7.83-acre land parcel located in South-East Bengaluru. This strategic acquisition is projected to yield a Gross Development Value (GDV) of approximately ₹1,100 crore. The development will encompass a saleable area of around 0.89 million square feet and is planned as a residential community.

Expanding Development Pipeline

This transaction represents Puravankara’s fifth land deal in Bengaluru for the Financial Year 2027, underscoring the company’s consistent pace in building its development pipeline. Ashish Puravankara, Managing Director, stated that Bengaluru continues to be a key growth anchor, with employment-led corridors in South-East Bengaluru providing strong conviction for capital deployment. He emphasized the company’s approach of disciplined structuring, capital-light strategies, and a focus on markets with robust end-user demand.

Strategic Location and Market Potential

The newly acquired land is strategically situated in South-East Bengaluru, benefiting from its proximity to the Electronic City employment hub and access to major roads like Hosa Road and Hosur Road. The area also enjoys excellent connectivity through the Namma Metro’s Yellow Line, making it an established residential catchment for professionals. The region’s improving infrastructure and sustained demand for quality housing contribute to its strong long-term residential potential.

Mallanna Sasalu, CEO-South, Puravankara Limited, highlighted that this land parcel offers close to a million square feet of saleable area in a proven corridor. He noted the strong housing demand driven by employment opportunities, social infrastructure, and connectivity in areas like Electronic City. With this deal, Puravankara has added five land parcels in Bengaluru this fiscal, accumulating approximately 49.76 acres, with a potential GDV of around ₹6,300 crore and about 5.12 msft of saleable area. He reiterated the company’s focus on pace, consistency, and capital efficiency in business development.
