Oberoi Realty: Developer Status Confirmed for Gurugram Project

Oberoi Realty has received a significant regulatory update concerning its ‘Three Sixty North’ project in Gurugram. The Director, Town and Country Planning (DTCP) has issued an order dated August 13, 2026, confirming the legality of Oberoi Realty’s developer status and rejecting a representation filed by Advance India Projects Limited. This decision effectively removes restrictions on further allotments and third-party rights for the project.

Developer Status Legally Confirmed for Gurugram Project

Oberoi Realty Limited has announced a pivotal update regarding its ‘Three Sixty North’ project in Gurugram. Following a directive from the Hon’ble Punjab and Haryana High Court, the Director, Town and Country Planning (DTCP) conducted hearings on a representation filed by Advance India Projects Limited (AIPL).

DTCP Order Upholds Oberoi Realty’s Rights

In an order dated August 13, 2026, the DTCP has ruled that the Licence No. 69 of 2025, along with the order dated June 17, 2025, approving the change of developer in favour of Oberoi Realty Ltd., are legally intact. Consequently, AIPL’s representation dated April 29, 2026, seeking cancellation of the licence and developer approval, has been rejected for lack of merit.

Restrictions Lifted for ‘Three Sixty North’

Crucially, the DTCP’s order states that the restriction imposed by the Hon’ble High Court on further allotments and the creation of third-party rights, as per the order dated July 7, 2026, has now ceased to be operative. This development is expected to remove significant legal and operational uncertainties for the project, allowing Oberoi Realty to proceed with its development and sales activities without further impediment from the aforementioned challenge.

No Impact on Existing Sales or Construction

The company also clarified that the earlier court order does not impact existing sales that have already been concluded. Furthermore, there is no stay on the construction of the project. Oberoi Realty believes that this regulatory outcome has no adverse material impact on the business and operations of the Company.
