The estimated sale/lease proceeds for these projects are ₹5,152 crore, with a tentative project cost of ₹2,000 crore. The projects include residential redevelopment of BSHB colonies, a modern IT Tech Park, and commercial spaces, all to be undertaken on a self-financing basis.
NBCC Partners with Bihar Government for Major Redevelopment Projects
NBCC (India) Limited announced on November 2, 2026, the signing of a Memorandum of Understanding (MOU) with several departments of the Government of Bihar. This agreement signifies a strategic partnership to undertake four crucial redevelopment projects in Patna under Phase-I of the government’s development initiatives. The signing ceremony was attended by dignitaries including the Hon’ble Chief Minister of Bihar.
Project Scope and Financial Overview
The aggregate expected sale/lease proceeds from these four projects are estimated at ₹5,152 crore (approximately). Concurrently, the tentative project cost is projected to be around ₹2,000 crore, exclusive of Goods and Services Tax (GST). NBCC will be responsible for project management consultancy (PMC) charges at 6% and a marketing fee of 1.25%. These initiatives are planned to be executed on a self-financing basis, requiring no budgetary assistance from the State Government.
Key Redevelopment Initiatives
The proposed projects are strategically designed to enhance urban infrastructure and provide essential facilities:
- Residential Redevelopment of BSHB Colonies: Two significant projects are planned for the BSHB colonies at Sector 5 (TV Tower) and Sector 6 (Bahadurpur) in Patna. Together, these will provide approximately 3,331 residential flats catering to EWS, LIG, MIG, and HIG categories. The developments will also include integrated shopping complexes, clubhouses, gyms, community facilities, and office spaces.
- Modern IT Tech Park: A state-of-the-art IT Tech Park is to be developed for the Department of Information Technology (DIT) Bihar at Gardanibagh, Patna. This will be the first of its kind in the state, aiming to foster technological development and investment.
- Commercial Spaces: The initiative also includes the development of hotels and commercial spaces at the Water Resources Department site on Bailey Road, Patna, further contributing to the city’s commercial landscape.
