Max Estates Acquires Prime Noida Land Parcel

Max Estates Limited has successfully secured a significant land parcel of approximately 5.5 acres in Sector 132, Noida, through an e-auction. The bid value for this prime mixed-use land is INR 272 crore. This strategic acquisition is set to enhance the company’s project pipeline and contribute to its growth trajectory in the Delhi-NCR region.

Development Potential and Financial Projections

The acquired land parcel has a permissible Floor Area Ratio (FAR) of 2.0, offering a potential development area of about 5 lakh sq. ft. for a mixed-use project. This development is projected to generate a Gross Development Value (GDV) of approximately INR 1,500-2,000 crore, along with lease income from its commercial and retail components. The payment structure is capital-efficient, with 40% payable within 60 days of allotment and the balance staggered over four years.

Strategic Fit and Pipeline Expansion

This acquisition is a natural extension of Max Estates’ “Trunk-and-Branch” land strategy, complementing larger anchor projects. It is strategically located within a 10-minute radius of existing Max Estates assets, reinforcing the company’s presence in its core Noida market. The acquisition increases the company’s overall residential/mixed-use GDV pipeline to approximately INR 31,958 crore.

Company Vision and Strategy

Sahil Vachani, Vice Chairman & Managing Director, Max Estates, commented that this addition reflects a disciplined, opportunistic approach to land acquisition. Sector 132 is central to their core operating cluster, providing a faster-turn and capital-efficient addition to the portfolio. Max Estates aims to build sustainable, grade A developments in Delhi-NCR, focusing on well-being, collaboration, innovation, and community.
