Strong Q2 and H1 Performance

Lodha, India’s leading real estate developer, announced robust financial results for the quarter ended September 30, 2026. The company reported a profit after tax (PAT) of ₹1,013 crore, demonstrating a significant 28% growth compared to the same quarter last year. For the first half of FY27, the PAT surged by 63% year-on-year to ₹2,386 crore. Quarterly revenue reached ₹4,468 crore, with pre-sales for the quarter at ₹5,037 crore.

Exceeding Full-Year Guidance

Commenting on the performance, Abhishek Lodha, Managing Director, expressed optimism, stating, “We are pleased to deliver continued strong operating and financial performance in Q2 FY27.” He highlighted that profit grew over 28% YoY for the quarter on the back of 18% revenue growth, with PAT margins at 22.1%. Based on this strong H1 performance, the company anticipates easily exceeding its profit guidance for the full year.

Robust Pre-Sales and Business Expansion

Pre-sales for the quarter stood at ₹5,037 crore, representing a 10% YoY increase and marking over 40% of the full-year guidance. Lodha’s Bengaluru expansion continues to gain momentum with another successful launch. The company also noted that its RentCo business is poised for exponential growth, with a self-funded data center annuity strategy set to enter execution mode within the next six months, projecting a 10x growth in annuity income from ₹300 crore to ₹3,000 crore between FY26 and FY32.

Financial Health and Market Position

Net debt stood at ₹5,279 crore as of September 30, 2026, with the Net debt/Equity ratio remaining stable at 0.2x, well below the 0.5x ceiling. Lodha’s exit cost of debt for Q2FY27 was stable at 7.8%. The company was also recognized by Newsweek as one of the ‘World’s Most Trustworthy Companies’, being the only real estate company from India on the list.

Outlook and Risk Factors

While expressing concern over the geopolitical implications of the Middle East conflict, Lodha believes the recent rise in interest rates in India is unlikely to directly impact housing demand for its target segments. The company will continue to monitor second-order impacts closely.
