Awfis Space Solutions Limited has significantly bolstered its presence in Chennai by launching two new premium workspace centers. Spanning a combined area of 114,000 sq. ft., these additions in Olympia Crystal, Guindy, and DLF Cyber City, Manapakkam, bring the company’s total footprint in the city to 28 centers. This expansion is driven by surging enterprise demand and the city’s strategic shift toward managed, flexible office models.
Strategic Expansion in Key Markets
Awfis Space Solutions Limited has announced the launch of two new premium centers in Chennai, marking a strategic move to cater to the growing demand for flexible office spaces. The center at Olympia Crystal, Guindy, occupies 56,360 sq. ft. across four floors, while the new 57,802 sq. ft. center at DLF Cyber City joins the company’s portfolio as an Awfis Gold-rated facility. These additions collectively contribute to a total Chennai network of 28 centers, covering approximately 875,000 sq. ft.
Market Drivers and Enterprise Adoption
The flexible office sector in Chennai has witnessed remarkable growth, expanding 5.6x to reach a total stock of 8.5 million square feet as of early 2026. This growth is heavily influenced by Global Capability Centres (GCCs), which accounted for 51% of market demand in 2025. As large corporations prioritize operational flexibility and reduced capital expenditure, they are increasingly shifting away from traditional long-term leases in favor of Awfis’ managed solutions.
Leadership Commitment
Amit Ramani, CMD of Awfis Space Solutions, emphasized that the current real estate landscape is undergoing a fundamental reimagining, with offices now viewed as strategic enablers of business agility. “The expansion in Olympia Crystal and DLF Cyber City represents our commitment to creating future-ready environments in Chennai’s most prestigious business districts,” stated Ramani. Currently, the company maintains a robust network of over 200 centers across 18 cities, supporting a diverse client base of more than 3,400 organizations.
