On February 25, 2026, Apeejay Surrendra Park Hotels and Ambuja Neotia jointly announced the launch of The Park Unizen. This venture marks the introduction of a hospitality-integrated development featuring 69 serviced residences situated on the EM Bypass in Kolkata. The project is strategically located next to the forthcoming THE Park Hotel, intending to establish the area as a significant mixed-use lifestyle destination.
The collaboration signifies a strategic alignment between the established institutional experience of ASPHL and the rising market demand for sophisticated, design-led living formats. The partnership leverages the decades-long expertise of both groups in shaping Eastern India’s hospitality and built environment.
Architecture and Design Highlights
The architectural design was handled by the global firm Gensler, drawing inspiration from the layered ecology of the Sundarban mangroves through vertical articulation and a climate-responsive façade. The interiors for the common areas and the club were designed by Bobby Mukherrji Architects, focusing on curated materials and experiential detailing. A key feature of the development is an elevated wellness terrace complete with a panoramic pool and landscaped zones.
Integration with Luxury Hotel
The development is enhanced by the addition of THE Park Hotel, also designed by Gensler, which will feature 218 rooms. The hotel is envisioned as a major city landmark, offering comprehensive facilities including signature dining, banquet spaces, dynamic nightlife venues, and dedicated wellness facilities. Notably, the hotel is planned to include an air taxi landing facility.
