The company achieved a strong finish to the fiscal year, with Q4 FY26 standing out as one of its most productive quarters. Total collections for the quarter reached ₹994 crores, contributing to a total annual collection of ₹3,341 crores. Management highlighted that the momentum was largely driven by successful new project launches, including Birla Arika Phase 2, Birla Taranya, and Birla Trimaya Phase 4, which all saw significant market traction.
Strategic Market Focus and Developments
Aditya Birla Real Estate continues to see strong growth in luxury and premium segments. The company has announced a maiden redevelopment project in Khar with a gross development value (GDV) potential of ₹1,700 crores. Furthermore, the company is actively pursuing a business development pipeline of approximately ₹60,000 crores, with about ₹35,000 crores specifically concentrated in the Mumbai Metropolitan Region (MMR). Management emphasized a commitment to maintaining a rigorous balance between aggressive growth and disciplined risk management.
Future Outlook and Operations
Looking ahead to FY27, the company remains focused on project execution and enhancing its commercial portfolio, including planned developments in Worli. Management noted that while market conditions remain supportive, they are maintaining a prudent approach to land acquisition and project timelines, prioritizing high-return, 16% to 19% IRR projects. Construction spending for the upcoming fiscal year is projected to be around ₹1,200 crores, supporting the company’s long-term vision of sustainable growth and market leadership.
