Mahindra Lifespace Developers Launches ‘Mahindra Rainforest’ Mixed-Use Project in Kanjur, Mumbai

Mahindra Lifespace Developers Limited announced the launch of ‘Mahindra Rainforest’, a premium mixed-use development on LBS Marg, Kanjur, Mumbai, on March 19, 2026. The project, spanning ~25.47 acres, includes residential phases (1 & 2) with an estimated GDV of ₹3,000 crore. It emphasizes sustainable design, green spaces, and integrated commercial/retail components, reflecting the ‘Homes of Positive Energy’ philosophy.

Launch of Landmark Mixed-Use Development

Mahindra Lifespace Developers Limited (MLDL) announced on March 19, 2026, the launch of ‘Mahindra Rainforest’, a premium mixed-use development situated on LBS Marg, Kanjur, Mumbai. The project is being developed by Anthurium Developers Limited, a wholly owned subsidiary of MLDL.

Spanning approximately ~25.47 acres, this development is positioned as one of the largest integrated lifestyle destinations in Mumbai’s central suburbs. The residential launch encompasses Phase 1 & 2, carrying an estimated Gross Development Value (GDV) of approximately ₹3,000 crore. These phases will feature thoughtfully designed 2 and 3 BHK premium residences.

Focus on Sustainability and Integration

The core philosophy behind Mahindra Rainforest is to redefine urban living by seamlessly integrating residential, commercial, and retail spaces within a single ecosystem. The project strongly reflects MLDL’s commitment to building ‘Homes of Positive Energy’, focusing on climate-responsive planning and enhanced quality of life through extensive green spaces.

Vimalendra Singh, Chief Business Officer – Residential, stated that the project aims to create a living environment where nature, thoughtful design, and everyday functionality converge.

Connectivity and Amenities

The project benefits from strong connectivity via the Eastern Express Highway, the Jogeshwari-Vikhroli Link Road (JVLR), and upcoming infrastructure like the Goregaon-Mulund Link Road (GMLR). Furthermore, proximity to Metro Line 4 and the suburban rail network ensures seamless access to key business districts like BKC and Powai.

The residential township will feature over 3.5 lakh sq. ft. of open amenities and clubhouse spaces, including over 7 acres of open dense green spaces. Amenities include a clubhouse, fitness zones, jogging tracks, yoga areas, a library, and children’s play zones.

Context: Prior Development in Bhandup

This launch follows a significant strategic move announced earlier. On November 8, 2024, MLDL informed the exchanges that Anthurium Developers Limited had executed a Joint Development Agreement with GKW Limited for jointly developing a land parcel at Kanjur, Bhandup West, Mumbai, measuring approximately 36.87 acres (1,49,239.70 sq. meters). That earlier deal involved a development potential of around 3.6 million square feet.
