Lodha Developers Q3 FY26 Presales Reach Record ₹56 Billion

Lodha Developers reported its best-ever quarterly presales, reaching ₹56 billion in Q3 FY26, a 25% year-over-year increase. The company’s 9-month presales stand at ₹146 billion, achieving 70% of its full-year guidance of ₹210 billion. The embedded EBITDA margin for the quarter was approximately 32%, with a pro forma PAT of approximately ₹12 billion, and an ROE of approximately 20%.

Exceptional Quarterly Performance

Lodha Developers announced record quarterly presales of ₹56 billion in Q3 FY26, marking a growth of over 25% compared to the previous year. This is the first time the company has crossed ₹50 billion in quarterly presales. The company’s performance in Q1, Q2 and Q3 has been the best ever for those respective quarters.

Financial Highlights

The company’s 9-month pre-sales stand at approximately ₹146 billion, representing 70% of the full-year guidance. Lodha Developers remains on track to achieve its presales guidance of ₹210 billion for the year. The embedded EBITDA margin for the quarter stood at approximately 32%, while the pro forma PAT for the quarter is approximately ₹12 billion, implying a PAT margin of approximately 21% and an ROE of approximately 20% on a TTM basis.

Strategic Business Development

Lodha Developers added approximately ₹340 billion worth of GDV through business development of new projects during the quarter, including two projects in the pilot phase in NCR. This brings the total GDV added this year to almost ₹600 billion. The company’s overall pipeline of projects for development in the next 5 years is approaching over ₹2 lakh crores.

Data Center Opportunity

The company is progressing in building one of India’s largest and most significant data center parks in Palava. With almost 400 acres of land and approximately 3 gigawatts of power earmarked for it. Lodha has already secured Amazon Web Services (AWS) and STT as anchor customers for its data center park, and aims to secure additional clients in the next 12 to 18 months.

Focus on Sustainability

Lodha Developers continues to focus on its Do-Good initiatives through the Lodha Foundation and is intensifying decarbonization efforts across materials, energy, and design. They managed over 60 million square feet of green certified buildings and have renewable PPAs exceeding 10 megawatts.
