Godrej Properties: Achieves Record ₹8,651 Cr Bookings in Q1 FY27

Godrej Properties Limited (GPL) reported a robust first quarter for FY27, ending June 30, 2026. The company achieved a record booking value of ₹8,651 crore, marking a 22% year-on-year growth. This quarter also saw the highest first-quarter booking value in GPL’s history. Collections also saw significant growth, rising 18% YoY to ₹4,348 crore, supported by new project launches and strong market demand.

Godrej Properties Reports Record Q1 FY27 Performance

Godrej Properties Limited (GPL), a leading national real estate developer, announced its financial results for the first quarter ended June 30, 2026. The company achieved a record booking value of ₹8,651 crore, representing a significant 22% year-on-year growth. This figure marks the highest first-quarter booking value ever recorded by Godrej Properties.

Key Financial and Operational Highlights

The strong booking value was driven by the sale of 3,738 units, covering a total area of 6.2 million sq. ft. This quarter marks the sixth consecutive quarter where GPL’s booking value has exceeded ₹7,000 crore.

Collections also demonstrated robust growth, standing at ₹4,348 crore, an 18% increase year-on-year. The company also enhanced its future sales potential by adding new projects valued at ₹9,500 crore during Q1 FY27. The net profit for the quarter was reported at ₹350 crore.

Sales and Business Development Drivers

The sales momentum was significantly boosted by new project launches, including Godrej Vanantara (₹3,237 crore) in Bengaluru, Godrej Samaris (₹1,248 crore) in Gurugram, and Godrej Brooklyn Avenue (₹317 crore) in Hyderabad. Geographically, bookings were led by Bengaluru (44%), followed by the Mumbai Metropolitan Region (MMR) (21%), NCR (18%), Pune (11%), and Hyderabad (5%).

In terms of business development, GPL added 3 new projects with an estimated saleable area of approximately 8.0 million sq. ft. and an expected booking value of ₹9,500 crore in Q1 FY27. This achievement represents 48% of its annual guidance for business development for FY27 within the first quarter.

Other Notable Achievements

GPL delivered 0.9 million sq. ft. of projects in Q1 FY27. The company was also recognized by inclusion in TIME World’s Most Sustainable Companies 2026 and received the Golden Peacock National Quality Award 2026.

Executive Chairperson’s Commentary

Mr. Pirojsha Godrej, Executive Chairperson, commented, “Godrej Properties delivered another solid quarter for bookings, collections, business development and earnings. We expect the sales momentum to continue for rest of the year led by strong end user demand across key markets. We remain on track to deliver on bookings of over ₹39,000 crore and collections of ₹24,000 crores for the year, which will allow us to generate approximately Rs. 9,000 crores of operating cash flow, which in turn will allow us to continue to invest in sustainable growth.”

Financial Overview Comparison (Consolidated)

Compared to Q1 FY26, Q1 FY27 saw a 16% decline in Total Income to ₹1,337 crore from ₹1,593 crore. EBITDA declined by 40% to ₹545 crore from ₹915 crore, and Net Profit declined by 42% to ₹350 crore from ₹600 crore. EPS amounted to ₹11.62 as compared to ₹19.92.
